Seasonal Tune-ups

When our technicians tune-up your heating or cooling system (or other equipment such as humidifiers or air cleaners), you can be assured that a complete inspection will be performed. The majority of our customers do not wait until something goes wrong, but turn to Great Works for year-round maintenance.

The following is a high-level breakdown of the steps we perform during a precision tune-up on your system

Cooling System
Technician will record make, model and serial numbers

Benefit – A record of your equipment in our system will help us to help you should your cooling system fail.

AC UNIT – level equipment, if necessary.
Benefit – compressor runs more efficiently when level

CONDENSER COIL fins will be straightened(if feasible) and cleaned as required

Benefit – Dirty condenser coils raise refrigerant pressure higher than needed, increasing your electric bill.

EVAPORATOR COIL will be inspected for cleanliness

Benefit – Dirty evaporator coils can decrease efficiency and cause higher than normal utility costs. This is also a major cause of compressor failure.

MOTORS will be inspected and oiled
(if applicable)
Benefit – Checking the amperage draw will detect worn out motors and prevent untimely shut down. Lubricated motors will last much longer.

BLOWER WHEEL will be inspected for cleanliness

Benefit – Dirty blower wheels reduce air-flow, causing longer operating time and increase cost.

AIR FILTER will be replaced
Benefit – A dirty filter can cause an air conditioning unit to waste energy and shorten the compressor’s life.

CONTROLS & SAFETIES will be inspected and tested

Benefit – Controls and safeties that don’t function properly can increase operation cost.

THERMOSTAT will be checked and calibrated as required

Benefit – An improperly calibrated thermostat will cause the unit to run longer than necessary. Every degree your cooling system operates below 78 degrees can increase your monthly utility costs 5% to 8%.

REFRIGERANT CHARGE will be checked
Benefit – A low or high refrigerant charge can easily go unnoticed and cause higher than normal utility costs and can cause compressor failure.

CAPACITORS will be tested

Benefit – Bad capacitors can lead to compressor and motor failure.

CONDENSATE DRAIN will be checked to assure it is clear

Benefit – A plugged condensate drain can cause expensive water damage.

SERVICE VALVES will be tested for leaks and proper operation

Benefit – Refrigerant leaking from service valves can lead to compressor failure.

RELAYS AND CONTACTORS will be inspected

Benefit – Worn contacts and loose wire connections can lead to a motor or compressor failure.

UNIT DISCONNECT will be inspected

Benefit – A worn or over heated disconnect blows fuses.

UNIT WIRING will be inspected and loose connections tightened

Benefit– Loose connections can lead to a motor or compressor failure.

COMPRESSOR will be inspected for proper amperage and wiring connections

Benefit– Improper amperage and loose connections can lead to compressor failure.

DUCTWORK will be checked for airflow problems
Benefit – Ductwork problems can increase operating costs by 30%. 



Heating System
Technician will record make, model and serial numbers

GAS LINE in and around the furnace area will be soap tested for leaks

Benefit – Undetected gas leaks around the furnace can be dangerous.

GAS PRESSURE will be tested to assure proper pressure

Benefit – Improper gas pressures can cause delayed ignition and can be dangerous.

BURNERS will be cleaned

Benefit – Dirty burners can cause poor combustion and waste heat that “goes up the flue.”

PILOT will be cleaned and adjusted as necessary

Benefit – A weak or dirty pilot can easily be extinguished causing the furnace to shut down.

FLUE will be inspected

Benefit – Flue pipe corrosion or leaks are dangerous and can cause Carbon Monoxide poisoning.

FAN SWITCH will be checked and adjusted as needed

Benefit – A fan switch that is not properly adjusted can waste energy or cause nuisance fan cycling.

SAFETY CONTROLS will be operationally checked

Benefit – Safety controls that do not operate can cause dangerous problems and furnace shut down.

MOTORS will be inspected and oiled

Benefit – Checking the amperage draw will detect worn out motors and prevent untimely shut down. Lubricated motors will last much longer.

THERMOCOUPLE AND FLAME SWITCH will be checked for proper drop out time

Benefit – A defective thermocouple and flame switch will cause the furnace to shut down.

SECURE ALL PANELS

Benefit– Loose panels can increase operating costs and cause a dangerous condition.

ELECTRICAL CONNECTIONS will be inspected and loose connections tightened

Benefit – Loose connections will cause furnace shut down and can be dangerous.

COMBUSTION AIR openings will be checked

Benefit – Blocked or restricted combustion air openings for the furnace can be dangerous.

DUCTWORK will be checked for airflow problems

Benefit – Ductwork problems can increase operating costs by 30%
